Across the U.S., the latest market stats have shown that foreclosures are down, home sales are up, and according to the National and State Realtors Associations, July saw a rise in home prices of 9.6% when compared to July 2011.

Many experts believe that these numbers are good indicators that the housing market may be climbing its way back up to a recovery.  “The housing market is starting to recover in most areas of the country, ” said John Burns, head of John Burns Real Estate Consulting, “…[and] home prices are appreciating again.”- he said.

This is great news for many of the prospective home buyers searching for new homes for sale in the Birmingham area.  New home communities, such as Ross Bridge, have become more and more appealing as a great investment opportunity while mortgage rates remain near historic lows and home values continue to rise. As reported by Dawn Kent this week from the Birmingham News, home sales were up in June when compared to May across alabama. The sales totaled 3,766 last month, which is a steep 12% increase from May's sales. What's most interesting about this figure is that the last 5 years have shown the average increase from May to June to be only about  3-4%.

Dawn's report noted that on top of the increase in monthly sales, the average prices also rose to $147,546 in June.  Overall most of Alabama's major areas showed improvements, including Birmingham which had more than a 14% gain in home sales when compared to May. This obviously comes as welcomed news for those shopping for new homes for sale in Hoover and Birmingham.

AA035943More great news for home buyers in the Birmingham area… Alabama homes have never been more affordable!  The Alabama Center for Real Estate recently took a look back over the last several months of Alabama's real estate market and accumulated data for the latest Alabama Housing Affordability Index.

The Affordability Index shows that as of Q4 2010, Alabama housing is at its most affordable levels in decades, while the Index itself has measured at its highest level in almost 20 years. The Index measures household income against median home prices, to come up with a specific number. As stated by ACRE in the study:

"The statewide housing affordability index is calculated as the ratio of the state’s actual median family income to the income needed to purchase and finance the state’s median priced home. An index number of 100 means that a family earning the state’s median income has just enough buying power to qualify for a loan on the state’s median priced, single-family home…
"

The Housing Affordability Index was calculated at 219 for Q4 2010, which means that the average Alabama family (roughly $54,000 household income) had about twice the required income they would need to qualify for a median home price. Exciting news for those looking for homes in the Birmingham area.

78327179 One indicator of Alabama's real estate market conditions and outlook is measured by what is known as the Alabama Real Estate Confidence Index. This index is a survey of nearly 700 industry professionals and is compiled at the University of Alabama in the Alabama Center for Real Estate. The index weighs in on various components of the industry, is measured on a scale of 0 to 100.

The Birmingham News recently reported on the latest survey which focused on Alabama's outlook for Spring 2011. The results were positive meaning the outlook for the upcoming season is very optimistic. This should come as great news for buyers looking for new homes in the Birmingham area as we slide into Spring.

"The sales index is at its highest level since the survey was started a little over a year ago. "

As Birmingham’s real estate market heads into busier months, the question continues to be “How will 2011 be to the industry?” This year also marks the 100th anniversary of the Birmingham Association of Realtors who will celebrate its 100 years of evolution in the housing market with a positive outlook for the rest of 2011.

At Ross Bridge we congratulate our friends at the Birmingham Association of Realtors on their history of success generation after generation, and too share the same positive outlook on the industry over the coming months. New homes sales in Birmingham as well as resales are poised for significant improvement despite last year’s unusual sales trends during the federal tax credit.

With improved pricing, fewer units on the market, and recent success of several downtown projects, 2011 is shaping up to be one of the most positive years the market has seen in some time. The Birmingham News recently reported on the Birmingham Association of Realtors milestone and asked its members for their thoughts on this year’s market. The article notes Margi Ingram of Ingram & Associates, mentioning the following:

“…Ingram added that there are reasons to feel optimism about the coming year in the Birmingham real estate market, where she and her colleagues are seeing more activity… the average sold price rose 7.5 percent, and inventory is shrinking. Meanwhile, there are pockets of sales success.”
