June residential sales in the Birmingham metro area, home to our Ross Bridge community, made a 14% improvement over last year’s June sales. The Alabama Center for Real Estate (ACRE), who reported the data, noted it’s a “very respectable showing” for this thriving area.
And, according to the Greater Alabama MLS, housing supply in June adjusted to just 5.9 months, much better than the 7.1 months measured in June 2013, and the almost 9-month average from 2009-2013. ‘Months of housing supply’ is measured by dividing supply (homes listed) by demand (homes sold). A sign of healthy market balance is when this number reaches equilibrium, which is considered a 6 months supply – so the Birmingham metro area is right on track!
Naturally, as buyers snap up the newest homes, demands continue to increase, making this is an opportune time for any homebuyer to start searching for the perfect new space. In fact, nearly 10% of the homes sold this past June fell into the ‘newly built’ sector of the market. This sizeable portion of the market has a substantial and positive impact on the industry, and we’re so thrilled to see the push it’s given the Birmingham metro area.
